hi
I am a permanent resident in NZ and i have been here for the past 3 years and currently working. I had taken a student lon worth 6,00,000 based on my property, i want to know if there was any option for me to transfer this existing loan to any other bank so that i can get the property documents back and just be treated as a personal loan where i can do a monthly direct debit to whichever bank or account. please give me some advise as it is quite critical for me to get that done.
Thanks

The rebates associated with a home loan from a tax saving perspective are on the interest paid as well as on the principal repaid. The deduction of interest payable on the loan taken to buy the house property is up to a maximum of Rs. 1,50,000 every year under section 24(b) and the principal portion of the loan repaid to the bank will be eligible for deduction under section 80C (along with other contributions and investments) up to a maximum limit of Rs. 1,00,000. This rebate can be claimed even if the flat is under construction and the owner is still awaiting possession, but the property should be registered in the name of the owner.

You can transfer the home loan to any other bank. The bank will carry out a valuation of the property to estimate the current market value. Based on the current market value, they will offer you a home loan. Part of this amount will be paid directly to the company to take over the loan and the balance can be paid out to the applicant.

Yes you can apply for a Home Loan from the bank, but the condition is that the branch of that bank should be present in both the cities (where you are residing at present and where you have to take the Loan for your house)

Mortgage Loan is a good way to consolidate your all debts into one. I think any bank would process your application because your loan amount is more than the value of your property.

Banks have various parameters according to which the customer is eligible/ not eligible for a loan. That can be his salary, resdential status, work experience, record in his credit card or any other loan. etc.
If all these parametres match to the eligibility criteria of the bank, then customer is eligible for the loan.
Now as per your query, these are two products of banks. One is credit card loan (based on your credit card history) and the other is directly based on your salary, i.e. Personal Loan.
To get comparitive offers from banks for your loan requirement apply on Deal4loans.

Personal loans
By Rakesh on December 23, 2007, 12:46 pm
I think the best way to compare Personal loans is
1.Monthly Emi
2.Processing Fee
3.Prepayment Charges
4.The day Emi will be deducted
5.Charges on failure of paying Emi.
What are the ways we can Negiotiate with Bnaks
1.Check with banks where we have good relationships Ie Accounts/Credit card, as we may get certain discounts.
2.Good track record.
3.If one work at a mnc company, should let borrower know.
