Personal loan emis dont change unless you have applied for a floating personal loan. Your emi- rate will most likely remain same. Most banks offer personal loans at fixed Emis where as in Home loans on flating rates Emi changes.

You are allowed to take a loan to buy a home in another city, The tax benefits will still apply. They are not dependent on the city of your residence.

Some banks do offer cards to housewives based on alternate documents like a 4 wheeler driving license, LIC policies, club memberships etc. You can also approach SBI, where you have your bank account. I am not aware of any bank offering online credit cards to housewives.

You should consider transferring your loan to an alternate bank. They would be able to take over your existing loan and also offer you the top-up that you need.

Top up on personal loan.
By Pravesh Yadav on July 30, 2008, 1:33 am
While offered for personal loan, the representative promised for a reduction in EMI (reducing) after paying first 9 successful instalment. When requested for EMI they said they have closed term reducing or reduction on EMI's after 9 months and replaced it with top up plan. Now when requested for to pup, they said they also stopped top up. I felt like I am being cheated, as I am not getting benefit for which I was eligible at start as promised by agent and Customer Care Executive also at the start of dealing, I don't have these promises documented but always confirmed it by calling at Customer care number. I always pay my all bills (credit cards etc.,) and EMI's on time without any fail or never faced any bouncing of cheque. What to do now in this case, please advise.

You should continue to service your loan, without any defaults. You can also consider transferring the loan to another bank, but would need to pay pre-closure charges to the current bank.

The rate of interest charges by banks and financial institutions is a function of the risk they assign to the borrower and the property. If they have charged you 14.5 % fixed, it is a good deal, but it is 14.5% floating, it appears to be on the higher side.

Now in the market the rate of interest is 12.25 - 12.75%, so i think you are paying very higher interest rate.

The current rate of interest on home loans is in the range of 11 % to 13%, depending on the borrower’s and builder’s profiles. You can approach consolidation portals like www.deal4loans.com for your loan requirement. They are in a position to put you in direct contact with multiple banks who will be able to fulfill your requirement in one go. The EMI for a Rs. 18 lac loan for 15 years at 12% is Rs. 21,603.

As you have not mentioned details of any other debts, I am assuming that you do not have any other loans. Your eligibility for a 15 year loan based on a net take home salary of Rs. 27,000 is Rs. 11.60 lacs. The EMI on the same will be Rs. 13551.
