You can approach lenders who do not access CIBIL for borrower credit validation.

In case your track record is not good, chances of you getting another loan are slim, as most lenders check CIBIL for track record of new borrowers.

Banks and NBFCs have various criteria about lending for purchase of property. The title of the property is one of the key criteria. Houses in chawls usually fail this criterion. You may be able to get loans from local money lenders for this purchase, but banks may not fund it.

Hi,
I am working with the Bank which can provide you the lowest interest if you want to transfer the loan you have to pay 2% penalty fee.But then too if your loan is running for 11%-12% it is beneficial to transfer the loan. Please provide me your contact No. or Mail ID or contact me.

I do not think there has been a substantial reduction in home loan interest rates in the last 10 months and hence do not expect other lenders to offer you a much lower rate of interest on your loan. In case you are able to get a rate which is lower by more than 4 % over your existing loan, it will make sense to preclose the existing loan and transfer it to the new lender. You will also need to pay pre-closure charges to ICICI bank.

| Prima facie you are eligible for this amount. Though some banks have a criteria for total work experience, not all of them do. |

You will need to check the offer from each bank to decide on which one is offering the lowest rate on long term loans as each of them may have different eligibility and pricing criteria.

Hello Sir/Madam,
I had taken a loan for Rs. 349000/- (approx) from Kotak on 10/5/2007. They are charging an interest rate of 16% from me. I want to know if I can get this loan transfered to some other bank so that I can save on the Interest component of the loan. |

Hi Rai Sab,
If you have any residential property you can mortgage it and get a loan at the rate of 13.5% (minimum loan amount is 5 lakhs) and per lakh emi would be 1495/- per lakh approx. for ten years
you can take this mortgage loan and pay back personal loan |

| Given the current pricing prevalent in the market, I do not expect you to be able to get in interest rate substantially lower than 16%. You also need to factor in pre-closure charges that would apply if you transferred your loan. You could still approach nationalised or private banks like Bank of Baroda, ICICI, HDFC, etc |

| By vijay on May 14, 2008, 2:55 pm |
| I own property in chennai worth 1.5 crores. I wanted to build a commercial area in the ground floor and my residence in the first floor. I have been trying to get some type of loan for 40 laks to cover this construction... I dont know why banks are not willing to give a loan against property or housing loan in this case(I tried icici, hdfc etc). I am a salaried individual. Does anyone know of a way to get it financed ? |

You could approach nationalised or private banks like Bank of Baroda, ICICI, HDFC, etc. You will need to check if the reason for not offering you the loan is your profile or your income or the property details. It is only on that basis can you plan your next step.
